There are usually fewer buyers out there competing, sellers may be a little more motivated, and you can sometimes have more room to negotiate on price, repairs, or closing costs. The tradeoff? There can be less inventory to choose from. But if the right house comes up, having less competition on the other side can work in your favor. So if buying is on your radar, I wouldn’t automatically wait until spring.

Technically, yes. You can buy or sell a house without a real estate agent. You can also cut your own bangs, diagnose your own plumbing issue, and hope for the best. 😅 The goal isn’t just to get to closing. It’s knowing what to look for, what to negotiate, what could cost you later, and how to protect yourself when things get complicated. Some things are just better with a professional.

I’ve probably talked myself out of a few deals by saying this, but I’m still going to say it: You do not need to buy a house just because you can. If the payment feels uncomfortable, the location isn’t right, the inspection is throwing red flags, or you’re trying way too hard to convince yourself you love it… I’m going to tell you. I’d rather lose the deal than have you texting me six months later saying, “Emily… why did I buy this house?” 😅 There will be another house. The goal is to make sure you still like your decision after closing day.
